Last year, U.S. homebuyers took out a total of 90,772 mortgages for second homes—40% fewer than the year before and 65% below the peak reached in 2021, falling to a six-year low.

Why is this?
1. It costs more to buy a second home: The typical vacation home cost $475,000 in 2023, compared to $375,000 for the typical primary home.
2. Vacation homes are not a necessity: Primary homes are a must, but second homes are not.
3. Buying a vacation home for personal use is a less attractive proposition right now compared to a few years ago because many employers are now calling their staff back to the office, leaving the latter less time to spend in vacation homes.
4. Buying a second home to rent it out is also less attractive compared to a few years ago since the rental market has cooled from its pandemic peak and short-term rental owners on sites like Airbnb have seen a drop in revenue.

While new listings nationwide are up 15% year over year, they were still below typical April levels, with fewer new listings this April than any previous year on record aside from 2023 and 2020.

For context, the lowest recorded inventory was in 2022 with 240,194 while we had 1,071,283 active listings back in 2015. So, we are still at low levels nationwide, but the situation keeps improving!

In Mechanicsburg, we are seeing inventory levels that remain relatively constrained but are gradually improving. The recent trends reflect a slight increase in homes sold above list price, indicating a competitive market despite the low inventory. This aligns with the national trend of slowly recovering inventory levels​.
