In many cases, yes — or at least learn to separate temporary appearance from long-term value. Buyers naturally react emotionally to things like dark paint colors, outdated flooring, old countertops, or unattractive light fixtures because those are the first things their brain notices when walking through a home.

But here’s the important part: cosmetic issues are usually some of the cheapest and easiest things to change. Paint, flooring, fixtures, cabinet hardware, and dĆ©cor can completely transform a space relatively quickly. The expensive things are the ones you can’t easily see — roof condition, foundation, windows, plumbing, electrical, HVAC systems, water intrusion, and the overall layout of the home.

One of the smartest things a buyer can do is mentally ā€œstrip the house downā€ while touring it. Try to imagine the home empty and neutral. Ask yourself:

• Does the layout work for my lifestyle?
