What’s happening in the Denver housing market right now? Here’s a quick look at the latest numbers from REcolorado:

📊 Median Closed Price: $595,000 — essentially unchanged
⏱️ Median Days in MLS: 29 days — homes are taking a little longer to sell
🏠 Inventory: 2 weeks — down from the previous period
🔑 Homes Closed: 3,118 — down 13% year over year
📋 Pending Listings: 3,341 — down 7% year over year
✨ New Listings: 4,892 — up 4% year over year

So, what does this mean?

The market is showing more balance and a little more breathing room for buyers, while sellers need to be strategic about pricing, presentation, and positioning.
