When a home first hits the market, buyers are excited. They're watching, saving it, and deciding whether they want to see it in person. As time passes, that excitement can start to shift into curiosity.

As days on market increase, showings often begin to slow. Buyers may become more cautious, and some start viewing the home as a negotiation opportunity rather than a must-see property. That's when lower offers and increased negotiating can become more common.

A lot of people are waiting for the “right time” to buy. Lower rates. A more stable economy. Some signal that says GO.

I get it. But here’s what most people miss:

Right now, demand is lower. Which means less competition, more room to negotiate, and a better shot at actually getting the house you want at a price that works.

When rates drop, it won’t get easier. It’ll get harder. More buyers come back. Bidding wars come back. The leverage shifts.

The window most people are waiting for is the same window that closes the deal you could have made today.

If you’ve been thinking about buying, don’t wait for the masses to make the same decision.

That’s usually when the deals stop being deals.
