This may be from last Tuesday but it never hurts to send out a reminder about Fraud.

For example, we had a local lady call the office on Friday trying to obtain a loan so she could sent the money to her boyfriend in Turkey. A boyfriend she has never met in person, who apparently has a job but for some reason needs her to wire funds to him. Also, he is going to send her a package she is not to open but to send along to another address once it arrives. We educated her the best we could but this has FRAUD written all over it. (No loan application was or would be taken under these circumstances)

💻 Online scams are growing, and transactions are a target.

The FBI – Federal Bureau of Investigation reports all cyber-enabled cost Americans nearly $21 billion in 2025, with over 1 million complaints filed.
Although high-value transactions like real estate closings are especially attractive to criminals, title professionals play an important role in helping transactions stay secure.

Texas Court Vacates FinCEN’s Anti-Money Laundering Regulations for Residential Real Estate Transfers Rule and FinCEN Pauses Enforcement

There have been several recent changes related to FinCEN’s Anti-Money Laundering Regulations for Residential Real Estate Transfers Rule (RRE).

• On March 19, 2026, the U.S. District Court for the Eastern District of Texas issued a decision in Flowers Title Companies, LLC v. Bessent vacating the RRE.
• The Court held that FinCEN lacked statutory authority under the Bank Secrecy Act to impose the RRE and ordered it vacated.
• FinCEN may challenge this decision in the courts and seek to have the RRE reinstated.
• On March 20, 2026, FinCEN issued this statement: “In light of a federal court decision, reporting persons are not currently required to file real estate reports with FinCEN and are not subject to liability if they fail to do so while the order remains in force.”
