It sounds harsh, but the era of the heartwarming buyer love letter is officially over. 🚫
We used to think it was a great way to build a connection. "Look how much this sweet family loves your kitchen!" But today, forwarding that letter can land you, your brokerage, and your seller in the middle of a federal housing discrimination complaint.
And a first-time Fair Housing fine? It starts around $23,000. 😱 That’s a massive chunk of your commission gone, not to mention the hit to your reputation or your license.
How to handle it instead:
✅ For your buyers: Tell them to save the stories. A clean offer, a bulletproof pre-approval, and a solid timeline are what actually win deals today.
✅ For your sellers: Protect them from day one. Put a note in the MLS that the seller will not accept buyer letters, and have them sign a disclosure stating they will only review the financial terms.
✅ For your team: Tell your assistants or admin team to strip those letters out of offer packages before you ever look at them.
At the end of the day, real estate is a business transaction. Keep it professional, protect your clients, and safeguard your hard-earned commission.
