Chimney deficiencies are common. Deteriorated mortar joints that need tuck-pointing, a chimney crown that needs to be maintained, or an improper flashing at the roof.

Cracked shingles will leak. The cracks align with the butt joint of the shingle below. This is one of the more common roof failures.

Moldy attics occur when warm moist air escapes into the attic and proper ventilation is not present. Attic mold is outside of the living space or envelope of the house so it’s less likely to affect the occupants but still worth correcting. Better air seal the attic and ensure exhaust fans do not vent to the attic. The cause absolutely needs to be corrected.

Rotted support posts require repair to not have out of level floors or floors with a lot of deflection or bounce. Wood supports often go through the concrete floors and rot.
