SELLERS: ONE SMALL FOLDER CAN MAKE A BUYER FEEL A LOT MORE CONFIDENT.
Before a home goes on the market, I like to see the important details gathered in one place.
Not a giant stack of paperwork. Just the information a serious buyer will eventually ask about:
• Roof age, permits, warranty, or recent work
• A/C age and service records
• Pool-equipment information, if there is a pool
• Hurricane-protection details
• Appliance manuals or receipts for major upgrades
• Survey, if available
• Dock, seawall, or boat-lift information when applicable
A buyer may still complete inspections and their own due diligence. But when the facts are easy to find, the home feels cared for—not like a mystery.
That matters.
In Southwest Florida, buyers often have real questions about roofs, water, pools, hurricane protection, waterfront features, and major systems. Having the information ready can save time, reduce back-and-forth, and help a buyer understand the home with more confidence.
