The purchase price isn’t the only thing you can negotiate in an offer. 👀🏡

Some of the smaller details can make a surprisingly big difference...and they’re often the things buyers don’t think about until after the contract is signed.

Here are 5 things I’d want my buyers thinking about before submitting an offer:

1. A written list of items you actually expect to stay: Don’t assume the TV mounts, garage refrigerator, outdoor kitchen equipment, specific light fixtures, or other items automatically convey. If you want something included, make sure it’s clearly addressed in the offer.

2.Seller credits where they make sense: Instead of only negotiating purchase price, your Realtor may be able to structure an offer requesting seller concessions toward eligible closing costs, prepaid expenses, or an interest-rate buydown, subject to lender/program limits.

3. Ask for existing warranties to be transferred: Roof, HVAC, appliances, impact windows, pool equipment, generator, pest treatments- if transferable warranties exist, buyers can ask for the documentation and transfer requirements.

4. Negotiate furniture separately when it actually matters: In SWFL, furnished and turnkey properties are common. Instead of assuming “furnished” means everything you see at the showing, clearly identify what stays, what doesn’t, and how personal property is handled.

5. Ask about assessments that have been approved but aren’t due yet: Particularly with condos and HOAs. The question isn’t only “Is there an assessment today?” It’s whether one has already been approved or is under consideration and who will be responsible for it under the contract.

A good offer isn’t just about getting the price right. It’s about thinking through the details before they become surprises later.
