As season winds down in SWFL and specfically Estero, I think most people would agree on one thing: Traffic felt pretty intense this year.

And honestly, it may get worse before it gets better.

Growth is positive in many regards, and it’s easy to see why so many people want to call this area home — but we can’t ignore the pain points that come with it.

According to Estero Today, more full-time families are moving east. Older East Corkscrew communities are still 50%+ snowbirds, but newer communities like The Place, Verdana, and Rivercreek are now around 70% full-time residents, many with school-age kids. That shifts the conversation fast from “more rooftops” to real everyday concerns:

People want more traffic lights.
People want safer intersections.
People want turn lanes where they’re clearly needed.
People want roads widened before the next wave hits.
People want schools to keep up.
People want basic services closer to where all this growth is happening.

That’s why this matters.

The latest East Corkscrew update says district schools serving the area are nearing capacity, a large charter school is planned, but no new public K–8 is in the district’s current long-range plan. It also says Phase II widening is moving, but future Corkscrew widening phases still don’t have funding lined up. And there are already ongoing safety concerns around key intersections and traffic signal delays. (EsteroToday.com by Engage Estero)

So here’s the real question:

What concerns you most about the growth coming?

Schools nearing capacity?
Traffic congestion and safety?
Medical care, daily services, and everyday infrastructure?
Something else?

That’s the conversation I think Estero really needs to be having.

24,000+ housing units are still planned along East Corkscrew. Most people have no idea.

I've been selling real estate along this corridor for over 22 years. And honestly? The growth still ahead here is something most buyers — and even a lot of agents — aren't fully grasping yet.
Kingston. Corkscrew Grove Villages. Florida Farm Development.
Three developments. Three names most buyers haven't heard yet. Combined? Over 24,000 units still on the horizon in the Estero area. This isn't rumor or speculation — it's on the Village of Estero's own development map.

I've watched this corridor transform firsthand. Roads widen. Schools come. Commercial follows rooftops. That cycle has already played out here once — and it's not done. Not even close.
