MY COMMITMENT TO MY CLIENTS:
I will work hard every step of the way. I am not in sales ~ I am in the client focused service business. I take & return calls, answer emails and keep Buyers & Sellers in the loop when we are working together toward a purchase or sale. I do the research for them to help weigh the options, with all the information available, so that Buyers can arrive at the best possibl

e decision for them. To me you aren't a lead or a transaction – you are a person, a neighbor, a friend. I market Sellers properties across every available medium by telling their story. Together we will showcase their home ~ to generate interest and find a quality Buyer. The details of selling a home are handled without hassle or fuss. I represent Buyers & Sellers best interests throughout the complex contract & negotiation process. I am a resource for local area knowledge. Buying or selling a home can be an arduous process. I'm just honored to be a guide along the way. This is what I do ~ I love it! Thank you for sharing this information with your friends and family looking for a first or Second home in the Estes Valley.

🏑 Two primary suites. Two Acres. A stream out front. And a mother-in-law suite nobody has to know about until the holidays. ⭐

The big stuff is already done ~ new roof, new septic, new boiler and heating, new wraparound deck, so this is really a kitchen-and-bath refresh away from being someone's dream mountain home.

Hiking, fly fishing right out front on Miller Fork, wildlife every day, and Rocky Mountain National Park just up the road. This is the kind of privacy and setting that's hard to find.

Reach out if you'd like a private showing! πŸ”οΈ

Fraud happens, even in Estes Park, here's a quick story 🏑

This summer I got an email from a "seller" wanting to sell their land here in town. They had the address, a reason for selling, all the right pieces. I started doing my usual digging before responding further, and quickly realized I actually knew the real owner. The person emailing wasn't them.

I reported it to the Colorado Bureau of Investigation, and gave the real owner a heads up. They ended up combining that lot with their adjoining parcel to close this off for good ⭐

Moral of the story: work with a local agent who actually knows the area. It's not just about the transaction, it's a layer of protection.

If you own property in Larimer County, there's a FREE way to protect your property: the Recording Activity Notification Service.

Here's how it works: you register your name (personal, business, or trust) on the county's site, and any time a document is recorded under that name in Larimer County, you get an email notification with a link to view it.

It's not tied to a specific parcel or address, it's tied to your name, so it will flag activity across any property you own in the county.

Housefishing. 🏠🎣

Catfishing… but for houses.

There is a growing conversation in my industry around AI-enhanced photos and it got me thinking about how I use virtual staging.

I do use it on some vacant listings, intentionally and sparingly.

An empty room can be hard to visualize. A little furniture can help you understand the scale, layout and possibilities of a space.

It can also help discourage some of the scams and nefarious activity that vacant homes seem to attract.

But there’s a line.

I’m NEVER going to use AI to change the architecture, add a view that doesn’t exist, remove an ugly feature, make a dated kitchen look renovated, or make a small room look huge.

There’s a difference between helping someone visualize a home and creating a home that doesn't exist.

Enhance the presentation. Don’t change the reality.

What do you think? Is virtual staging helpful, misleading, or somewhere in between?

Living Next to a National Park... A few days ago I watched a guy in flip-flops creep within a few feet of a bull elk for a selfie, going into rut season no less. His friend filmed from the car. He got the photo. He also got a very close look at 700+ pounds of annoyed wildlife deciding whether he was worth the trouble.

Happens more than you'd think. Every fall, some visitors (earning the name "touron" from locals) treat our elk like oversized Labrador Retrievers.

25 years living with RMNP as my backyard has taught me a few things:
🦌 50 feet minimum from elk, more during fall rut & spring calving
πŸ₯Ύ Weather turns fast above 8,000 ft (sunny morning, hail/snow by noon)
πŸš— Timed entry, know before you go, no joke
πŸ”₯ Fire mitigation isn't optional here, it's part of owning property

These become common sense when you live somewhere this wild and this beautiful.

Happy National Park Week from Estes Park and Rocky Mountain National Park, where the wildlife has the right of way!

July is in the books for the Estes Valley πŸ”οΈ
Swipe through for the full picture, but here are the highlights:

🏑 Most expensive home sold in Estes Park ~ listed at $1,675,000, closed at $1,625,000
🏑 Least expensive ~ listed AND sold at $309,000
πŸ“Š Median sold price across the valley ~ $673,000
⏱️ Average days on market ~ 73 days
πŸ”‘ 35 homes sold | 69 new listings hit the market

A few things worth noting: homes are still selling at 95.9% of original list price, which tells you sellers are pricing pretty close to what buyers are willing to pay. Days on market ticked up 12.3% year over year ~ buyers have a little more room to breathe than they did last summer.

Mountains and pines instead of a skyline, elk jams instead of traffic.

I love helping people trade city noise for mountain air and a little more peace and quiet. Estes Park living is hard to beat!

Vacant land looks simple, until you start digging into the details.

A beautiful piece of property doesn't automatically mean it's ready for a home to be built.

I recently helped a buyer purchase a small parcel with an encroaching fence from a neighboring property. The selling agent initially wanted to sidestep the issue, assuring us the seller had a good relationship with the neighbor and he'd surely be fine moving it before my client built.

We pushed back and asked for something in writing ~ a guarantee that the neighbor would either move the fence back onto his own lot, or agree in writing that my client could move it after closing.

The neighbor wouldn't sign anything.

So the seller had to resolve it before we could close, saving my client a major headache (and real money) trying to fight that battle after closing, while trying to build their home.

Before making an offer on land, I always encourage buyers to check:
πŸ“ Zoning
πŸ“ Utility availability and/or Well, Septic feasibility
πŸ“ Encroachments ~ Survey/boundary confirmation
πŸ“ Soil/perc tests
πŸ“ Slope & topography (steep = $$$)
πŸ“ Floodplain status
πŸ“ Wildfire risk evaluation
πŸ“ HOA covenants
πŸ“ Easements / Road maintenance agreements
πŸ“ Mineral rights
πŸ“ Permit timelines

A little homework upfront can save you thousands of dollars and a lot of frustration later.

🍎 What if more of the educators who teach our kids could afford to buy a home in the Estes Valley?

Housing affordability isn't just a real estate issue, it's a community issue. We all benefit when our teachers and school employees can put down roots in the communities they serve.

For many school staff in Estes Park and across Northern Colorado, saving for a down payment is one of the biggest barriers to homeownership.

This summer CHFA introduced a new Schools To Home program. Eligible full-time Colorado public school employees may qualify for:
🏑 A fixed-rate mortgage
πŸ’° Down payment and closing cost assistance of up to 25% of the first mortgage amount

A quick note: this is not a grant. The assistance is provided as a deferred second mortgage that's generally repaid when the home is sold, refinanced, paid off, or is no longer your primary residence.

If you work for a Colorado public school and have been wondering whether buying a home is possible, I'd be happy to help explain how this program works and connect you with a trusted local lender.

I believe strong schools help build strong communities. πŸ’œ
