Every other town in the state is fighting for "The I-70 Consumer"—a demographic that is increasingly frustrated and price-sensitive. Breckenridge is a "commodity" town; if the traffic on I-70 is bad enough, people just stop going.
Estes Park has a Monopoly on Access to Rocky Mountain National Park. This is a 415-square-mile asset that is federally mandated to never change. In business terms, that is a fixed-supply asset with infinite demand.
When you own property or a business in Estes, you aren't just in a mountain town; you are a steward to the American Wilderness. Every other town has to build a new high-speed quad or a luxury mall to stay relevant. Estes just has to exist. The mountain is the marketing department.
