Not every opportunity in Estes Park shows up with a big shiny “For Sale” sign attached to it.

Some sellers are thinking.
Some homes are almost ready.

Some opportunities only happen because someone is paying attention before the listing hits the market.

But let me be clear.

When I represent sellers, I do not believe in quietly selling their property off-market as the best strategy.

A seller’s goal should be maximum exposure. Period.
The open market gives your home the best chance to be seen by the most qualified buyers, create the most interest, and generate the strongest offer with the best terms. Private sales may sound simple, but simple is not always better. If you are selling, you deserve the full strength of the market working for you.

Prepare it well.
Price it wisely.
Market it aggressively.
Let the buyers compete.

But when I represent buyers?

I want every possible advantage.

I want to know what might be coming. I want to have conversations before everyone else is clicking, saving, and scheduling showings. I want my buyers ready before the opportunity becomes obvious to the rest of the market.

That is not some magical secret inventory vault.

That is work.
That is preparation.
That is relationships.
That is knowing this market well enough to see movement before it becomes a listing.

For sellers, the goal is exposure and leverage.

For buyers, the goal is preparation and positioning.

Both sides deserve strategy.
Both sides deserve clear thinking.
Both sides deserve more than just hoping the internet has the answer.

📩 Whether you are buying or selling in Estes Park, let’s make sure you are positioned well before the market makes the decision for you.

The first time you visit Estes Park, it’s impressive.

The views. The air. The way everything feels just a little quieter.

But the second time?

That’s when something shifts.

You’re not just noticing the mountains anymore…
You’re picturing your mornings here.
Your routines.
Your place in it.

That’s usually the moment it stops feeling like a destination…
and starts feeling like something more personal.

Some places you visit.
Others slowly become part of your story.

Under Contract in 2 Days.

This is what happens when preparation meets the right strategy.

132 Tonkawa was priced with intention, thoughtfully prepared by the sellers, and presented the way a property like this deserves—through strong photography, video, and marketing that told the full story.

The result? Multiple offers in a market where homes are taking much longer to sell.

This cabin was never just about square footage. It was about lifestyle, setting, and the feeling people are searching for in the mountains—and that came through clearly from day one.

Great homes still sell quickly when everything aligns.

If you’re thinking about selling, the difference is in how you position the home before it ever hits the market.

Some houses make sense on paper. Others make sense in your heart.

When this vintage A-frame cabin hit the market, my buyer didn't just see a property—she saw a piece of her childhood. Growing up, some of her favorite memories were made at a family A-frame, so the familiar silhouette immediately felt like home.

The challenge? Finding an A-frame in Estes Park is rare enough. Finding one with an active short-term rental license is like spotting a moose riding a bicycle.

That's why when this opportunity appeared, there wasn't much debate. We moved quickly.

Now this family has a mountain getaway that feels familiar, a place to create new memories, and a property that can help offset ownership costs through rental income when they're away. It's the kind of purchase that blends lifestyle, nostalgia, and long-term wealth building into one decision.

Honestly, that's the whole idea behind Alpine Legacy. Creating places where stories are shared, traditions are built, wealth is passed on, and future generations have a reason to keep coming back.

Congratulations to my buyers as they begin their own Alpine Legacy.

Funny story… while filming a video for this riverfront condo, I was standing on rocks in the middle of the river introducing the property when the water started rising. Not metaphorically. Literally. By the time the camera stopped rolling, water was pouring through my shoes and the rock I had been standing on had almost disappeared underwater. Apparently the river wanted a starring role in the marketing too.

This closing was meaningful for another reason. I first started working with this seller back in 2005… 21 years ago… and we’ve now closed multiple properties together over the years. That kind of trust means a lot to me.

When it came time to sell this cute little riverfront condo, we knew it needed more than just “put it online and hope.” We positioned the marketing carefully so it stood out from similar units nearby and it ultimately sold ahead of the competition. Not overnight. Not without patience. But with the right strategy and sellers willing to stay steady through the process.

The buyers immediately understood the appeal: low-maintenance ownership, on-site management handling the heavy lifting, quick mountain getaways whenever life allows, and rental income helping support their escape to Estes Park. Honestly, it’s a pretty smart setup.

Happy sellers. Excited buyers. Slightly wetter real estate agent.

And another reminder that wise real estate decisions rarely happen by accident.

If you’re looking for an agent who knows how to solve problems, market creatively, and occasionally stand in a river to get the right shot… let’s talk.

Price Reduction | 1331 Willow Lane, Estes Park

There’s a difference between buying a project… and stepping into a place that’s already ready for you.

At 1331 Willow Lane, that difference just became even more compelling.

Now offered at $775,000 (previously $799,000), this fully remodeled home on nearly an acre on the east side of Estes Park delivers something that’s getting harder to find—space, privacy, and true move-in-ready living.

No updates. No waiting. No to-do list.

Just mornings on the deck with coffee and mountain views, afternoons exploring nearby trails and the lake, and evenings that slow down as the light fades through the pines.

Inside, the layout simply works—main-level living, multiple gathering spaces, and just the right amount of separation to make it feel comfortable whether it’s a full-time move or a weekend escape.

Outside, it’s the kind of setting that reminds you why you came to the mountains in the first place.

If you’ve been waiting for the right combination of location, condition, and livability… this might be it.

Price Reduction | 124 Big Pine Ln, Drake

Some properties are weekend getaways.
Others become part of your story.

Now offered at $375,000 (previously $399,000), this freshly remodeled cabin in the Big Thompson Canyon is one of those places that pulls you in—and makes it easy to stay.

Just minutes from Estes Park and Rocky Mountain National Park, this isn’t just about location… it’s about how you live once you’re here.

Mornings on the covered deck with the sound of the river below.
Days spent casting into the Big Thompson, hiking nearby trails, or exploring RMNP.
Evenings by the wood-burning stove, where everything slows down.

Inside, the work is already done.
Updated kitchen. Refreshed interior. Warm pine finishes throughout.

No projects. No delays. Just show up and start living.

Outside, multiple outbuildings give you space for all the gear—whether it’s fly rods, hiking packs, or snowshoes ready for the next season.

It’s simple, functional, and exactly what a mountain basecamp should be.

And at this new price, it’s an opportunity that doesn’t come around often.

If your best days start outdoors and end by the fire… this might be the place you’ve been looking for.

One of the biggest misconceptions I see is people trying to analyze Estes Park the same way they would analyze a typical suburban or primary residential market. The truth is—it doesn’t operate the same way, and it never really has.

Most primary home markets are driven by necessity. People relocate because of jobs, schools, family changes, or timing pressures. Decisions are often fast because they have to be.

Estes Park is different.

A large portion of buyers here are purchasing based on lifestyle, long-term goals, emotional connection, or the desire to create a retreat away from city life. They aren’t always operating on strict timelines, and they’re usually not making rushed decisions. They want the right view, the right feeling, the right setting, and the right experience.

That changes the entire rhythm of the market.

Buyers here often revisit the idea of purchasing multiple times over years, not weeks. They come back during different seasons. They compare not just homes, but lifestyles. Some are thinking about retirement years in advance. Others are searching for a legacy property their family can enjoy for generations.

That’s why market behavior in Estes Park can look very different from what people expect when they’re watching national headlines. A slower pace here doesn’t automatically signal weakness. It often reflects the fact that buyers are approaching decisions thoughtfully and emotionally—not urgently.

Understanding that distinction matters. Because when you stop trying to force Estes Park into the mold of a traditional market, the trends here start to make a lot more sense.

This has always been a lifestyle-driven community first. Real estate simply follows that reality.
