Okay, let's have an honest conversation about August in the West Valley.
It is hot. The kids are heading back to school. Nobody wants to tour homes in this heat, and I do not blame a single one of you. But here is the part most people miss. This is one of the best times of the whole year to buy a home in Verrado, and almost nobody is talking about it.
Think about it. All the buyers who were out in full force in the spring have either bought something or burned out and gone quiet. That leaves fewer people competing for the good homes. Sellers who are still on the market right now are serious. They are not testing the waters anymore. They are ready to move, and that means they are ready to negotiate on price, on closing costs, on the little repairs that would have been a hard no back in March.
I have raised 4 kids and moved more than once, and I can promise you the timing is never perfectly convenient. There is always a school year, a holiday, a busy season. The families who wait for the stars to align end up fighting over the same houses in spring with everyone else. The ones who move now are unpacked and settled before the leaves turn, or whatever passes for fall around here.
