The February housing numbers for Lane County show buyer activity starting to pick up as we head toward spring. Pending sales rose 8% compared to last year and jumped over 16% from January. Inventory is now around 3.4 months, giving buyers more options while demand remains strong for well-priced homes. December’s market shows a seasonal slowdown—but not weakness. New listings dropped sharply, reducing competition for sellers, while closed sales increased both month over month and year over year. Buyers benefit from longer market times and more negotiating room. Although December prices came in slightly lower than last year, overall 2025 pricing remained stable. A balanced market heading into the new year creates opportunity on both sides.
