If you haven't heard — we’ve got MILLIONS of tiny travelers passing over Oregon this fall! 🐦 Fall migration is underway, and from now through October 19, there’s one incredibly simple thing we can do each night to make their journey a little safer.

Between 11p and 6a, turn off unnecessary outdoor lights and close your blinds or curtains. 💛 Many migrating birds travel at night, and artificial light and the glow around our cities can disorient them, drawing them toward buildings where they can collide with windows or circle until they’re exhausted. On especially busy migration nights, millions of birds can be moving through Oregon’s skies at once — so something as small as flipping a switch can collectively make a difference.

A showing doesn’t start when someone walks through your front door anymore. 🏡 That’s one of the biggest shifts in how homes are sold now: with virtually everything online and information at everyone’s fingertips, buyers can do A LOT of investigating before they ever contact an agent. They’ve often already studied the photos, read the listing twice, looked at the neighborhood, checked the property history, estimated their monthly payment, and compared your home against several others before they even consider scheduling a showing.

That means your listing has to answer questions AND build confidence while buyers are sitting on their couch scrolling. 💛 Pricing that doesn’t make sense compared with nearby options, photos that leave important spaces unanswered, visible maintenance concerns, or information that feels incomplete can all create friction. And sometimes buyers don’t ask for clarification — they simply move on to the next house.

That’s why our work with sellers starts well before the sign goes in the yard. 👀 We’re thinking about what buyers will see, what they’ll question, what else they’ll be comparing it to, and how we can position the home so the RIGHT buyers have a reason to take that next step.

There’s a reason spring and summer get labeled “selling season,” but that doesn’t mean the rest of the year is somehow off-limits. 🍂 People don’t only change jobs, outgrow homes, relocate, downsize, or have leases end between April and August. Buyers who need to make a move are looking year-round — and during the quieter months, your home may be competing against a much smaller pool of listings for their attention.

Don't forget, fewer buyers doesn’t automatically equal a harder sale! 💛 Fall and winter shoppers often have a real timeline driving their search, which can mean fewer casual lookers and more serious buyers. The bigger question is what inventory and demand look like in YOUR price range and neighborhood. A blanket “wait until spring” ignores all of that — and it could mean waiting only to list alongside a wave of new competition.

“What should I fix before listing — and what should I leave alone?” 🏡 This is one of those questions where MORE work doesn’t necessarily mean MORE money.

Before listing, we’re usually looking for the things that could create hesitation: obvious deferred maintenance, small repairs that make buyers wonder what ELSE hasn’t been maintained, damaged finishes, safety concerns, or anything likely to become an inspection issue. 🔨 Sometimes a few hundred dollars spent strategically can make a much bigger difference than a full-blown project.

What we DON’T automatically recommend? 💛 Remodeling a perfectly functional kitchen because it isn’t trendy. Replacing good flooring because you personally don’t love the color. Making expensive upgrades based on what you *think* a buyer might want. You could spend thousands choosing finishes your eventual buyer would have changed anyway.

The goal isn’t to make your home perfect. It’s to figure out which improvements protect your sale, which could strengthen your position, and which ones simply aren’t worth your time or money.

This week’s market is a perfect example of why ONE number never tells the whole story. 💛 More homes are hitting the market while fewer are moving into pending status, closings slowed significantly, and homes are taking a little longer to sell. Translation? 🏡 Inventory is building faster than buyers are absorbing it, giving buyers more choices and making pricing + presentation even more important for sellers.

Then there’s that HUGE jump in sale prices. 👀 Before anyone assumes home values suddenly skyrocketed, remember: with far fewer closings this week, the mix of homes sold can swing those numbers dramatically. Both average AND median prices rising suggests more higher-priced properties made up this week’s smaller pool of sales — not necessarily that every home gained 13–24% in value overnight.

For buyers, more inventory can mean more breathing room. 🍋 For sellers, increased competition means knowing exactly where your home fits in TODAY’S market matters more than ever.

We love a good before-and-after as much as anyone 💛 but HGTV has given all of us a slightly warped idea of what buying, selling, and renovating a home actually looks like. The biggest difference? Real estate decisions rarely have the neat, dramatic conclusions they get on TV. An inspection isn’t a house receiving a passing grade — it’s information you use to understand condition and risk. A gorgeous renovation doesn’t automatically add its full cost to the sale price. And even after everyone signs at closing, the transaction still has to fund and record before ownership officially changes hands.

None of those realities make real estate less exciting; they just make good guidance a whole lot more important. 🏡 There are inspections to interpret, improvements worth weighing against the local market, timelines that have legal and financial steps built into them, and plenty of decisions where the right answer depends on YOUR situation. TV gets the reveal — real life gets the details that actually matter. 💛
