You also get to map out the outside too, from grass layout, bark mulch placement, future flower beds, pathways, and how the whole property will function long term.

This client had a very specific vision, so they got to walk the lot with the builder and outline exactly where they wanted the seed, landscaping, and future design elements to go. That’s something most people don’t realize comes with many new construction builds.

Right now, there are two ways to price a home, and neither is right or wrong, it just depends on how quickly you want it sold.

You can price at market and let it ride. The average days on market in Eugene and Springfield for homes priced this way is about 45 to 60+ days, with steady activity.

Or you can price slightly under and create urgency. More showings, more attention, and in many cases right now, competing offers that push the price right back up, sometimes even over market 🔥

This home is a perfect example. We went pending in 24 hours with four offers in hand, and the final price landed above market value. Major win for the seller 🙌🎉

We’re seeing this strategy work more often this quarter, but it’s never one size fits all. Condition, location, and price point all matter.

Most agents define community as the four-block radius around their house. They think success means knowing every neighbor, joining every local committee, and becoming the go-to person at the neighborhood coffee shop.

Mark and Kelli thought the same thing when they moved to Knoxville. They planned to get hyper-local, embed themselves in the community, and build relationships the “traditional” way.

It didn’t work.

“I don’t think we realized offhand what our built-in community was,” Mark explained. “Community is whatever other people identify with you, via interest, involvement, desire to pursue a path. It’s not necessarily the people who live within four blocks of you.”

They discovered their real community wasn’t based on geography—it was based on shared experience. Other people relocating from Texas to Tennessee. Investors looking to buy their first short-term rental cabin in the Smokies. People who wanted honest, transparent advice from someone who’d actually done what they were trying to do.

When they stopped trying to be everything to everyone in their backyard and started speaking directly to people who shared their interests and experiences, everything changed.
