When is a good time to buy? This is invariably one of the first questions I get asked by potential clients. My answer is always the same - now.
Real estate values increase. Of course there are periods of time where decreases happen but in the larger context, values have gone up. Over the last six years, here in Lane County, the median sale price of a single family residential home has nearly doubled (RMLS Market Trend Data, 2022). During the same period of time, the number of properties listed for sale has stayed relatively flat. What this means is that while the number of properties available for sale has stayed consistent, their value has increased almost 100%. That's 100% in 6 years, or roughly 16% per year. The same trend holds true for multifamily properties in Lane County except the increase is closer to 150%, i.e. almost 25% annually (RMLS Market Trend Data, 2022). When you take a step back and look across the nation or at longer time periods, the annual appreciation drops down closer to 5% but even at that, a 5% return on an investment is a good investment (FRED economic data, 2022).
