September made it clear the Lane County market has cooled. Buyer activity dropped sharply, with far fewer homes going under contract than in August or a year ago. Fewer sellers listed, too. Closed sales are down from last year, and homes are sitting on the market much longer than they were just a month ago. Prices slipped from the summer and are basically flat compared to last year, so values aren’t climbing right now. For sellers, homes no longer sell just because they’re listed. Overpricing or skipping the prep work will likely mean weeks on the market and a price cut later. Buyers have real leverage right now: time to compare, room to negotiate, and less competition. Fewer new listings also mean the right home won’t wait forever. Whichever side you’re on, strategy matters more than it has in years. Let’s talk about yours.
