First off, I am not claiming to be a home inspector, but I have been through a lot of home inspections! Knowing how to navigate these things is part of being a good, seasoned Realtor.

So, let’s talk moss on your roof! That is one of the most common things in the Willamette Valley. We have a lot of moisture and a lot of trees/shade/gray days! It’s bound to happen to all of us. This should be a daily regular maintenance item to make your roof last! 25 year roofs are only 25 year roofs with proper maintenance and upkeep 😉 That being said, moss on a roof doesn’t mean the roof needs repaired or replaced. A lot of times it just needs to have the moss treated and sometimes swept away. If you need to have the moss removed, DO NOT PRESSURE WASH YOUR ROOF! 😂 It’s a good idea to have a licensed professional roofer do the removal, to make sure you’re not accidentally damaging the shingles. This time of year the moss roots can be extra strong because of all the moisture, so it’s best if you can treat it now and have it swept away when the weather warms up and the moss dries out.

Next, dry rot on your trim and/or siding. This is another common occurrence due to our extremely damp climate. Caulking splits, paint chips and moisture intrudes into your wood or composite siding/trim. Over time it can cause dry rot to the materials. It doesn’t mean you have to replace all siding or trim on the house, most of the time you can cut out the area and just replace that! A good way to prevent dry rot is to stay on top of caulking your trim or siding seams and any paint chipping that happens on the exterior of your home.

Lastly, improper grading around your foundation. This is a very common occurrence in homes built in the 1970’s and earlier, in this area for a number of reasons. It can be fixed by adding compacted, dense soil to add a positive slope away from your home. Some homes may require a sump pump and/or French drain system, if the soil can’t be built up around the foundation.

Inspections can feel super scary, but there are a lot of things in them that aren’t as scary as they seem and it helps to have an agent who can help walk you through it to keep your deal together! 🏡
