If you’re thinking about selling in Eugene in 2026, here are a few things you should know 🎯

The “take it or leave it” era is over. Nationally, 44% of sellers made concessions to buyers in 2025. I’m seeing the same locally — sellers offering repair credits, contributing toward buyer closing costs, or being flexible on timelines to help get deals done.

Not all homes are performing the same. Well-maintained, move-in ready homes in Eugene — especially in the $350K–$550K range — are still getting strong attention.

Homes needing major updates or priced too aggressively are taking longer and negotiating more.

Buyers have more options right now. Inventory has been gradually increasing, which means pricing strategically and presenting your home well from the start matters more than ever.

Home sales are expected to rebound in 2026. Experts project existing home sales could increase up to 14% as inventory rises and mortgage rates ease slightly.
