What even is an earnest money deposit? 🤔

Think of it as your “good faith” deposit. When you go under contract on a home, this money (usually 1% to 3% of the purchase price) goes into an escrow account to show the seller you are 100% serious about buying.

Key things to remember: (pun intended)
💥It’s not an extra fee: It actually goes toward your down payment and closing costs at closing!
💥It’s protected: As long as you follow the rules of your contract (like doing your home inspections on time), your money is safe if you need to walk away.

I was hosting an open house last weekend and a lovely family came through. Grandmother, Millenial mother, and child. Grandpa had died in the fall and Grandma was finally ready to look at homes in town in Eugene.

💥 How Many Barns Do You Have To Go Through? I asked Grammy. By now, I know. I know that when I have a Grams that is downsizing into town, there will be at least one huge barn/warehouse to go through.

💥 Grandmother told that me she had two.

That wants to buy in town and then sell her country home. I get it.

I told her daughter that one of my hard learning lessons with Downsizers was learning that during the peak season, most of these companies are just booked solid.

Today’s message is—
An estate sale is not a whimsical idea.
Downsizing is not whimsical.

Each downsizing home is a massive project that is honestly too much for Millenial kids to manage on top of having to show up for their own careers and families.

Find real estate friends that can help you manage your timelines and scope because you don’t know what you don’t know.
