The biggest reason families don’t sell an inherited property isn’t the market. It isn’t the paperwork. It’s the stuff.
Forty years of furniture, boxes in the garage, clothes still hanging in the closet. The sheer volume of it is paralyzing, and I watch families pay months of property taxes on an empty house because they simply cannot face it.

The most underused move in a multiple offer situation: call the listing agent before you write the offer.

As a listing agent, I know things about my seller that are not in the MLS. Their timeline. Whether they need a rent-back after closing. Whether they have a hard possession date tied to their next purchase. A five-minute phone call can tell a buyer’s agent everything they need to craft an offer that actually wins.

I have seen sellers take a lower offer because it matched their real logistical needs, a flexible close date, a rent-back, certainty of funding. That information is available to anyone willing to pick up the phone.

When siblings disagree on the inherited house...

It happens all the time. One sibling wants to keep the childhood home as a rental, and the other just wants to sell and move on.

The May 2026 Lane County housing data is in and the numbers are more specific than anything you will see in a national headline. Eugene homes are selling at 100.5% of list price. In zip code 97405, the average days on market is 17. The sellers winning right now are the ones who priced correctly from day one — not the ones who tested the market and waited. This property closed today, with a quick close and cash offer to the seller, no closing costs or realtor fees.

I specialize in finding solutions for people handling inherited properties that aren’t sure what their options are. This property was a large lot in a prime location. The value was in the land and location. The house was a tear down.
