☕️ 1. The offers we get. People might lowball. You might only get one. It might have a longer close date than you want. I don't write the offers, I present them.

🥐 2. What repairs the buyer asks for. They might not ask for any, or they might ask for a $10,000 price reduction and for you to change out the electrical panel. What I can do is recommend some preliminary practices BEFORE we go to market so we can have an understanding of what to expect. And then, we negotiate.

🍳 3. Who does the appraisal/what the appraised value is. I have zero control over this. The buyers lender orders the appraisal and the lender doesn't even get to pick who does it. That way it stays neutral. But trust me, youll know your value long before that, so there shouldn't be any surprises 😉
