Before anybody walks through one of my listings, I walk through it first.

Not for the buyer. For the seller.

I want to know the house is how they left it. That the lights are on in the rooms that need them, that nothing got moved during the last showing, that whatever they tidied up before they left is still tidy. People clean for two days before a showing and they deserve to have that hold.

Then I hand over the keys and step back. I stay on the property — usually outside — but you get the house to yourself. Nobody thinks clearly with somebody narrating at them.

And afterward I call. Not a text. A call, because sometimes people want to talk about it for a minute and sometimes they want one sentence and to hang up, and you can't tell which from a text message.

None of that is in a listing agreement. It's just how I'd want it done if it were my house.

Sellers — ask your agent what happens before a showing. It's a fair question.

My daughter was four when we moved to Eureka Springs. She grew up in this ice cream shop.

Black and white floor, soda fountain, those little wrought-iron chairs. The people behind the counter have been dipping cones on Main Street for thirty-five years.

Thirty-five years. I've traveled with them since. Spain, Alaska, Italy.

Now it's for sale. Turnkey — the furnishings, the equipment, the memorabilia all convey. There's a guest cottage, a workshop, off-street parking, and a side yard with a little stage in it where somebody could put live music on a Friday.

It's zoned commercial, so it could be a café or a restaurant or something else entirely. It could also go back to being a house, with the city's okay.

But I hope somebody keeps dipping ice cream.

Great small town USA stuff. I love it.

Know anybody who's ever dreamed of owning an ice cream shop? I'm serious.

My new neighbors have been here four months and have seen more of this town than I have in four years.

That's a little humbling when you've lived somewhere thirty years. So when they mentioned the Unicorn Run, I signed up.

Three options: run the 5K, run the 10K, or walk a mile in a unicorn costume. Dogs welcome and also encouraged to participate in costume.

I considered the first two for about four seconds.

Second annual, and it's this morning. If you see somebody walking a mile at a very reasonable pace in full costume, say hi.

Most houses I walk through, I can tell you what's been updated. This one made me go read about a building product I'd never heard of.

That's not something I do often. But the siding on this house isn't what most places around here use, and I wanted to know why somebody chose it.

Then I started noticing the rest. Seamless metal roofing. A whole-house generator. A storm shelter built into the floor plan rather than added on afterward. None of that is the stuff that photographs well and all of it is the stuff you're grateful for in five years.

The honest drawback hasn't changed. It's a real drive from town, and in summer you can't see the lake through the trees — though you can walk to the dock in a few minutes, and there's a slip and a swim platform when you get there.

Two acres, level. A detached guest suite with its own full bath and kitchenette.

It's been on the market a long while. I don't think that's a verdict on the house.

Three open houses. Updated photos, some of them virtually staged. The MLS presentation rearranged more than once. And a handwritten note I sent this week to a neighbor who walked through during the last open house on behalf of a friend.

She left saying "he just HAS to buy it. It's perfect."

So I wrote to ask whether he'd come see it.

That's where this listing is. Not sold, not for lack of trying, and I'm still telling anyone who'll stand still long enough.

Here's the honest problem with it. The bedrooms are all upstairs, which rules it out for some people, and twenty-seven hundred square feet reads small to buyers at this price looking to move down. Those are real objections and I'm not going to pretend they aren't.

Here's what they're missing. The best part of this property is behind the house. In-ground pool. Outdoor kitchen. A detached studio. A three-bay workshop with its own road access — about a thousand square feet of it. A separate guest house with a bedroom and full bath. Three-car garage. Two acres at the end of a cul-de-sac.

Somebody is going to walk around back and understand it immediately.

My brother Mark put me in charge of steering a sailboat.

I took this extremely seriously, as you can probably tell. The entire time I kept reminding myself that my ten-year-old niece does this regularly and finds it relaxing.

There's a sailing club on Beaver Lake — docks are in Garfield, just west of us. They run regattas a few times a year and they're a good afternoon even if you're only watching.

I grew up on the water, so I've got a healthy respect for it. What I did not have was any idea this existed twenty minutes down the road.

Thirty years here and the place is still handing me things I didn't know about.

A few weeks back I posted about this house and the color it's painted. Fair enough — that's what people see first.

Here's what's behind the door.

Four bedrooms, twenty-five hundred square feet, a mid-century bungalow that somebody split into a duplex at some point and somebody else put back together as one house. The layout that came out of all that works better than it has any right to.

Refinished wood floors in the bedrooms. New flooring downstairs, new fixtures, new vanities, a laundry room that got done properly rather than halfway.

Quiet dead-end street, just around the corner from the Crescent.

When eighteen realtors walked through during the citywide open, the thing I kept hearing all afternoon was some version of this is really cute, I had no idea.

That's still the whole problem and the whole opportunity.
