It may be time to re-evaluate the price.

Here’s the thing: Overpricing your home can lead to a longer time on the market, and that's not what you want.

It's not just about turning off potential buyers or scaring them away. Overpricing your home can also lead to a longer time on the market, which can be frustrating and costly. One of the biggest red flags is a lack of interest or showings. If your home has been on the market for a while and you're not getting much traffic, it may be time to re-evaluate your price.
Likewise, if you're not seeing any offers or if offers are consistently lower than your asking price, it's a clear indication that you need to make an adjustment.

Sure, you may be tempted to price your home higher, thinking you’ll make more money... but did you know that pricing it just right can actually benefit you in the long run?

- You won't always live in the first home you buy. You just won't. The problem is many first-time buyers shop for a home as if their first home will be their last.

But the truth is, your needs and priorities will likely change over time, and it's okay to embrace that.
- In fact, it's perfectly natural and normal. Instead, think of your home like this...

Can I get real with you for a minute?

As a real estate agent, I know that finding the perfect home can be an emotional journey. It's not just about finding the right number of bedrooms or the perfect neighborhood; it's about finding a place that feels like home.

But here's the thing: that journey can be tough. There are so many ups and downs along the way, from the excitement of finding a great property to the disappointment of losing out on a bidding war.

That's why I want to remind you that it's okay to feel all the feels. It's okay to get attached to a property and be disappointed when it doesn't work out. It's okay to feel overwhelmed by the process.

But most importantly, it's okay to ask for help. As real estate agents, we're here to guide you through the process and be your support system along the way.

Let's face it: not every home that's 'under contract' actually makes it to closing.

Here are some reasons why:

Inspection Issues: Did you know that a failed inspection accounts for 15% of unsuccessful home sales? It's true. But the good news is that with a little bit of knowledge, you can avoid this mishap. It's just a matter of understanding what repairs need to be made and what inspectors are looking for during an inspection.

Appraisal Challenges: Appraisals can be a tricky business. If the appraisal doesn't come back at the right value, it can derail your entire home-buying process. But fear not - you can minimize the risk of an unfavorable appraisal. From researching the local market to making strategic updates to your home, you can set yourself up for success.

Change of Heart: Sometimes, sellers have a change of heart or a personal situation that prevents them from going through with the sale. That's life and 100% okay. Selling a home is a major life decision. That said, it’s a good idea to work through the emotions of selling long before there’s a sign in the yard. (And don't let anyone tell you there's not an emotional side to selling.)
