Did I catch you? It's okay we've all done it at one point!

The best thing you can do for yourself and your home-buying journey is to contact a lender and know exactly how much you will qualify for, this will stop you from staying up late at night and figuring it out on your own!

If you're buying a house for the first time... STOP!

Read this:
Secure financing before you fall in love with a home: This helps fast-forward the process so you can put an offer in and keeps your expectations in check when you know how much you qualify for. Don't get your heart broken!

Newly renovated doesn't mean everything is perfect: If done DIY style, a renovated home could have issues you'll face later on. Get a thorough inspection and don't forget to check for permits!

Don't spend every dollar you qualify for: Trust me on this one, it'll open up more opportunities for you to spend money on furniture, renovations, or other things you'll wish you had extra cash for!

🎉🎉CONGRATULATIONS to my client,
she is officially UNDER CONTRACT on her new construction home;

God always work things out. This home was not on our list, We were meeting the on-site agent there, but when my client walked in this house she knew it was the one.

It was a little over her approval amount but I advice her to reached out to the lender to see her options. She did just that and the lender was about to get us an updated approval letter in no time. Now we are under contract. 🎉

Your credit score can take a dinger IF you do full mortgage applications during different time periods.

However, all mortgage credit pulls within 14-45 days of each other (depending on the credit bureau the lender uses) get grouped together, so multiple applications within the same timespan will not.

My advice however is to get pre-approved at one lender then take your letter to other banks and shop around for the best rate that way. It saves you time, and you'll feel at ease about lenders doing credit pulls.
