There's a short list of things that make a home feel older than it is, and most of them cost very little to fix.

Grout that's gone grey. Caulk separating around the tub. A bathroom silicone line that's seen too many years.

These details read loudly to buyers even when everything else is in great shape. A few hours and the right products can genuinely change how a space presents. We always put these on the prep list. 🏡

Georgia homes live differently. Buyers here think about covered porches, cross ventilation, and shade in the backyard in a way that buyers in other markets simply don't. The outdoor space is not a bonus feature, it's part of the home.

When we walk a home and say it has good bones, we mean something specific.

The layout makes sense. The rooms have proportion. The structure is sound. Everything cosmetic, the finishes, the paint, the fixtures, can be changed. But the bones of a home are what you're really buying, and the ones that work well are worth far more than a renovation can replace.
