Spring is traditionally the busiest season for home sales, and while this year's market dynamics have shifted strongly in favor of buyers, broader forces in the economy are creating significant challenges.

The average rate on a 30-year fixed loan fell to 5.99% this week, matching its lowest level since 2022. A year ago, borrowers faced rates closer to 6.9%, underscoring how sharply financing costs have eased in recent months.

The pullback is already reigniting refinancing activity. SEATTLE -- (BUSINESS WIRE) -- There were an estimated 44% more home sellers than buyers in the U.S. housing market in January (or 600,314 more, in numerical terms), according to a new report from Redfin, the real estate brokerage powered by Rocket. That's up from 30% more a year earlier and represents the second largest gap in records dating back to 2013. The largest gap was in December 2025, when sellers outnumbered buyers by 45%.

Redfin defines a market with over 10% more sellers than buyers as a buyer's market. By this definition, it has been a buyer's market since May 2024.

January’s 44% seller surplus marks the second-largest gap since 2013, with 39 buyer’s markets including Miami, Fort Lauderdale, Austin and Nashville.

No doubt, all over the internet and in countless magazines, there are going to be numerous articles published in the next month about how to spring clean your home. And I get it, I lived in that world for many years.

I lived through plenty of winters growing up and can fully appreciate the arrival of spring and the feeling of life and newness that accompanies it. And I know the beauty of being able to open the windows and doors after being cooped up in the house all winter.

Spring is a natural time of year to deep clean your home. And I'm all for it. I think you should do it and do it well.
