🌟 TIPS FOR SELLERS — START EDUCATING YOURSELVES WHEN SHOPPING FOR A LISTING AGENT

If an agent is offering a lower commission and telling you that you don’t need to pay a buyer’s agent or help with closing costs, understand this: while that can be true, it’s not always the best strategy for selling your home.
Here’s why 👇
When you don’t offer compensation or assistance, you immediately reduce your buyer pool. Many buyers are already stretched financially…adding more out-of-pocket costs can push them toward other homes where those expenses are shared.
You also limit exposure. Buyer’s agents are more likely to show properties where their time and effort are fairly compensated. Fewer showings = fewer offers.
Then comes one of the biggest mistakes OVERPRICING. If your agent isn’t doing a true CMA and is listing your home based on what you hope it’s worth, your home will likely sit on the market 120+ days. And when a home sits, buyers start asking, “What’s wrong with it?”
That leads to price reductions, lowball offers, and ultimately less money in your pocket.
And ask yourself this:
If your agent can’t confidently negotiate their OWN value, what makes you think they’ll negotiate top dollar for YOUR home?
