I have a love/hate relationship with AI. It can be helpful with certain things. And it can be detrimental with so many other things.

Like pricing a home… it’s missing one very important thing.

Context.

AI can look at data.

But it can’t walk through your home.

It can’t feel how the light hits the living room at 4pm.

It can’t see the park next door, hear the traffic on the corner, or notice the kitchen renovation your neighbor just finished.

And it definitely doesn’t know how buyers in this exact neighborhood are behaving this week.

Pricing a home isn’t just math.

It’s strategy.
Timing.
Buyer psychology.

That’s the difference between:

• sitting on the market
or
• creating competition and getting multiple offers

Take it from this agent who recently got - not 2 or 3, but 16 - offers on a home within a 3 hour time frame.

Use AI for mundane tasks.

But when it comes to pricing one of the biggest assets you own…

You probably want a human involved.

Today felt like the perfect day to share some absolutely terrible real estate advice.

Except the dog part.

I stand by that one.

Dogs are excellent judges of character.

And houses.

Those things matter… but the truth is that a lot of what I do happens behind the scenes.

Finding solutions.
Answering questions.
Researching options.
Taking stress off someone’s plate when they already have a lot going on.

The big milestones are exciting.
But the little things? Those matter too.

• the mental checklist running in my head at all times

Real estate is one of those careers where the job description is basically: solve problems all day long.

Some of the things on today’s list:
āœ” coordinating inspections
āœ” navigating attorney letters
āœ” helping clients set up utilities
āœ” scheduling walkthroughs
āœ” researching housing options
āœ” creating marketing

…and somewhere in there:
āœ” Remi’s laundry
āœ” dog grooming appointments
āœ” dinner, bath, bedtime

This job isn’t just contracts and showings.

It’s logistics.
It’s problem-solving.
It’s being the calm in the middle of someone else’s big life transition.

And honestly?

I wouldn’t trade it for anything.

I’M SO SICK OF agents saying it’s always a great time to buy.
Genuinely exhausted by it.

I’m sick of watching buyers get pushed into decisions
while market realities, budgets, and timing get glossed over behind the scenes.

I’m sick of the industry pretending that every day, in every market, for every person, it’s a perfect time to buy
when in reality, sometimes waiting, planning, or changing strategy is the smarter move.

And here’s why this gets under my skin:
Because when we normalize ā€œbuy now no matter what,ā€
clients end up stretching beyond what actually feels safe.

They overpay.
They undersell later.
They feel confused.
They make decisions based on pressure instead of preparedness.

And I refuse to build my business that way.

I don’t believe in pushing people to buy before they’re ready.
I don’t do one-size-fits-all advice.
I won’t participate in urgency just to close a deal.

Instead, I believe in timing that makes sense for your life and finances.

That’s why I created my Stress-Less Move Method.

To make sure people know they have options.
To make sure moves happen when they actually make sense.
To make sure decisions are based on strategy and math, not sales pressure.

Let’s stop pretending every moment is perfect just to keep the pipeline moving.
