One of the most common questions I get is how much down payment do you actually need to buy a home. And the answer almost always surprises people because the 20 percent rule is a myth.
Here is what today's loan programs actually require for eligible buyers.
Conventional loans through Fannie Mae and Freddie Mac can go as low as 3 percent down. FHA loans require just 3.5 percent down with a qualifying credit score. And VA and USDA loans offer zero down for eligible buyers.
Now if you do put 20 percent down you can skip monthly PMI entirely and that does save you money over time. But for buyers who do not have 20 percent saved up right now that does not mean homeownership is off the table. It just means you need the right loan program for your situation.
