Three U.S. Housing Signals for September
September brought some notable shifts in the housing market that are worth a closer look. Pending home sales have finally dipped year-over-year, ending an eight-month run of gains as higher borrowing costs have made buyers step back a bit. Contract signings slowed, homes now spend about 60 days on the market, and mortgage rates have crept up from around 6% at the end of Q1 into the high-6% range.

For buyers, this has created a bit more room to negotiate—median list prices eased to $424,500, price cuts now show up on about 20% of listings, and delistings actually dropped compared to last year. Active inventory has ticked up roughly 4%, but nationally, we’re still about 11% below the pre-pandemic average. That persistent shortage is still in the background, even as some buyers hesitate.
