🚰 Disconnect outdoor hoses & check exterior faucets – Frozen pipes are NOT the kind of winter surprise anyone wants.

🪟 Check windows & doors for drafts – A little weather stripping can help keep the warm air in and your heating bill down.

🪵 Have your fireplace & chimney checked – Especially if cozy fires are part of your winter plans!

🏠 Take a look at your roof – Check for missing or damaged shingles before they're covered in snow.

🌳 Trim branches near your house – Heavy snow and ice + questionable tree branches = a combination we don't need.

🚨 Test smoke & carbon monoxide detectors – Quick, easy and important!

WHAT’S HAPPENING IN OUR LOCAL REAL ESTATE MARKET? 📊

If you’ve been wondering whether now is a good time to buy or sell in Green or Rock County, here’s a little market snapshot!

📍 ROCK COUNTY
• Median sold price: $310,250
• Median listing price: $380,888
• Homes are spending a median of about 41 days on the market
• Sold prices are up roughly 7% compared to last year

📍 GREEN COUNTY
The market continues to vary quite a bit depending on the community and price point, with recent data showing a typical home value around $338,000 and values up about 5.6% over the past year.

💰 WHAT ABOUT INTEREST RATES?
The latest national average for a 30-year fixed mortgage is around 6.66%.

Does that mean you should wait for rates to come down? Not necessarily!

More inventory and homes spending a little longer on the market can give buyers something we haven’t always had much of lately: OPTIONS and negotiating power. And for sellers, home values remain strong, but pricing your property correctly from the beginning matters more than ever.

The “right” time to buy or sell isn’t determined by one interest rate or one headline. It depends on your house, your budget, your town and your goals.
