๐ Happy October, Snohomies! ๐
We hope you had an excellent weekend! We enjoyed a relaxing spa day, hosted a couple of great Open Houses, went Mutual on a fabulous home in Sammamish, and cheered on our Hawks. ๐ก๐โโ๏ธ๐ Overall, a pretty wonderful weekend!
Now, letโs look at what happened last month in our local Real Estate markets. ๐
Nearly every area saw an increase in New Listings compared to this time last year. Generally, Buyers are enjoying more inventory and more opportunities, with very few areas being the exception.
At the same time, almost every area saw a decrease in Pending Sales. Between higher interest rates and continued economic uncertainty, many Buyers are sitting on the fence and waiting to see how our local markets continue to evolve.
For Sellers, that means less competition among Buyers and less traffic through their homes. Pricing and presentation continue to matter.
Average Days on Market was more of a mixed bag. Overall, the market is still moving! Desirable, well-prepared homes are selling, while homes with bigger barriers are taking a bit longer and, more often than not, requiring an attractive price improvement.
Average Sales Prices were also varied from area to area. Some saw increases, while others experienced adjustments. For the most part, prices continue to run relatively flat.
Once homes were priced appropriately, most continued to sell close to their List Price. Some Sellers got the pricing right the first time, while others needed an adjustment or two to find the sweet spot.
Bottom line? Thereโs still plenty of opportunity out there for Buyers, while Sellers continue to adjust their expectations to the current market.
โจ Curious what price will bring the strongest offers for your home?
Or wondering how to navigate these shifting markets as a Buyer?
