The headline numbers suggest Bothell's housing market is moving at a fairly balanced pace, but once you break the data down by housing type and price point, a very different story starts to emerge.

In this June 2026 Bothell housing market update, I walk through the latest NWMLS data and explain why the overall city statistics may not be telling the whole story.

What stood out this month?

Residential resale homes continue moving much faster than many buyers and sellers may expect.

Meanwhile, condos, townhomes, and new construction are carrying much more inventory and generally taking longer to sell.

One of the biggest surprises was the lack of available detached resale homes under $699K. At month end, there were only 2 active homes available in that entire price range.

The Snohomish housing market continues to move, but not every seller is getting the same result.

In this month's report, I break down the Snohomish housing market by housing type and residential resale price point to show where buyers are active, where inventory is building, and which areas of the market are still seeing sellers receive their full asking price.

June 2026 Snohomish Housing Market Highlights:

• 246 homes for sale

• 91 homes under contract

• 90 closed sales

• $997,500 median sales price

• 10 median days on market

• 99.4% median percent of original list price received

This report also includes:

• Residential resale homes by price point

• New construction homes

• Condos

• Townhomes

• Inventory levels

• Pending sales

• Closed sales

• Days on market

• Seller pricing trends

One of the more interesting themes this month is that sellers receiving 100% of their original asking price showed up in several very different parts of the market, including condos, homes priced between $650K and $849K, and homes priced above $1.25M.

I just finished pulling the June 2026 Lynnwood housing market data, and one thing that continues to stand out is how different the market looks depending on price range.

Homes under $699K sold in a median of just 1 day.

The $850K to $1.049M range had the most resale closings.

And homes above $1.25M finally recorded multiple sales after several months with very little activity.

I break down the whole city, new construction, condos, townhomes, and individual price points in this month's update.

One of the biggest surprises I found in this month's data is that homes below $1.85M are consistently selling below asking price while many homes above $1.85M are selling at or above asking price.

That sounds backwards given how much inventory has been building throughout Bellevue.
