When I pulled the numbers, I expected to find one or two price ranges carrying most of the activity. Instead, buyer demand showed up throughout much of the market.

Homes under $599K continued attracting strong buyer interest and sold above asking price. The $600K to $749K range remained active. The $750K to $949K range remained active. Even higher-end homes above $950K continued generating contracts and closed sales.

The same pattern showed up across housing types.

New construction moved.

Townhomes moved.

Condos moved.

And citywide, Everett finished the month with 409 homes for sale, 181 homes under contract, and 142 closed sales.

That is why my biggest takeaway this month is simple:

Everett looked pretty damn consistent.

Instead of one area carrying the market, buyers were participating across multiple price points and housing types.

The June 2026 Lake Stevens housing market numbers are in, and one thing is becoming increasingly clear: not every price range is experiencing the same market.

In this month's update, I break down what happened across Lake Stevens residential resale homes and highlight some of the biggest differences between price points.

Highlights from this month's report include:

• Homes under $599K sold for 105% of asking price
• The $600K to $749K range recorded the most activity
• Homes between $950K and $1.149M sold for 93.8% of asking price
• Luxury homes above $1.15M recorded three times as many sales as the $950K to $1.149M range

The Marysville housing market continues to look strong at the city level, with homes selling in just 9 days and sellers receiving 100% of their original asking price.

But once you break the data down by housing type and price point, a very different story emerges.
