Do You Have a House File?

Most of us have important home records tucked away in a drawer, buried in an email, or filed somewhere we think we’ll remember.

A simple house file keeps the history of your home in one place and can come in handy for repairs, warranties, insurance questions, future improvements and eventually, when it’s time to sell.

It doesn’t need to be fancy. A binder, file box or digital folder works just fine.

August Snohomish County Market Update

More homes are hitting the market, and buyers definitely have more choices than they did a year ago.

New listings are up 22.7% and inventory is up 36.6%, while closed sales are down slightly and the average sales price came in about 6% lower than last July.

What does that mean? Buyers have a little more breathing room, and sellers need to pay closer attention to pricing, condition and presentation from the start.

The market is still moving. It’s just requiring a little more strategy than it did before.

More choices. More negotiating room.

Is now a good time to buy?

Snohomish County currently has 2,285 active listings and 2.96 months of inventory, giving buyers more options than we have seen in quite some time.

Homes that are properly priced and presented well can still move quickly. At the same time, rising inventory is creating a more balanced market and gradually shifting conditions in the buyer’s favor.

For buyers, that may mean more time to consider their options and more room to negotiate in certain areas and price ranges.

For sellers, pricing correctly from the beginning matters more than ever.

Inventory continues to rise across Snohomish County, giving buyers more choices this spring. Residential inventory was up nearly 60% from last year, while median home prices still increased to $799,000.

Buyers are gaining a little more breathing room, while sellers need strong pricing and presentation to stand out as competition grows.

📊🏡 Q1 2026 Real Estate Snapshot | Snohomish County

Just finished reviewing the latest market update from Jeff Tucker, and here’s what actually matters for us locally…

We’re seeing more homes hit the market, which is giving buyers something we haven’t had in a while…options. And with that shift, the dynamic is changing a bit.

Prices?
👉 Holding fairly steady year over year
👉 Starting to tick up month-to-month as we move into spring

That’s a pretty big signal. It tells us the market didn’t drop… it paused and is now moving again.

At the same time, interest rates are still bouncing around, which means buyers are being a lot more thoughtful. They’re still out there (pending sales are rising), but they’re doing the math and taking their time.

And here’s the part sellers really need to hear…
👉 More inventory = more competition
👉 Buyers are choosing the homes that are dialed in

Homes that are prepped, priced right, and show well are still winning. The ones that miss the mark are sitting.

We’re in a more balanced market now. Not slow… just smarter.
