FINALLY!
Years ago, I did a thing!
When I first became a Broker in 2004 I crushed it & hit $1M in sales my 1st 6 months with a boutique brokerage. I didn't even know until I was presented with an award at my 1st office sales event. I was Rookie of the Year, & had the most sales volume out of the entire office of 17 agents. I was #1 and sometimes #3 as far as marketshare in my market on Info Sparks. I was List Broker on most transactions - which were all short sales - & Co List on some, so my production was relatively on point, but not quite. I created the Foreclosure Executive Team ACES, (an acronym for the 1st letters off me & my teams names) - before teams were popular. 630-538-EXEC (3932). Been at this for a minute!
Fast forward a few years later after I switched to a larger brokerage, I Co List 15 properties on average monthly, had a handful of my own listings, but my production showed I barely had any production. I was getting approached by all types of Brokerages & Coaches, who indicated they could help me increase my production. I would share that I was doing pretty well & they would doubt that - strongly, rehearsing what they had apparently researched in the MLS prior to calling me. I couldn't understand why it was being perceived that I wasn't producing when I was hustling my arse off & received several word of mouth referrals & repeat clientele as a result - and still do to this day from some of those same transactions.
Well, turned out, that as a Co List, you received ZERO credit for ANY transaction you were a part of - and the List agent received $100% of the credit just for having their name on the listing. I had no mentors, no Realtor friends - apparently, & no leadership - to put me on game & help me to reroute my efforts so that it benefited me in more ways than just financially, or at the very least make the decision to participate knowing what it was. In RE, your production levels can define your capabilities to some. It often will be the determining factor of you receiving a lead or not, invites or not, connections or not, being mentioned in rooms full of opportunities absent your presence - or not.
As of last month, MRED announced that now Managing Brokers will be able to dispense listing credit to all agents who were a part of the transaction.
I wonder if it's retroactive? Ima need that additional $1.2M in sales credited to my account, ASAP! But for now I'll just keep doing what I've been doing - know what I know - and that's that!

Bard AI, Google early release yesterday!

AI test kitchens if you will - are underway since the release of ChatGPT in Nov 2022.

Bard is Google's experimental AI based on the LaMDA technology (Language Model for Dialogue Applications), that lets you collaborate with generative AI.

LaMDA - a machine-learning model was invented by Google in 2017, so this is not new technology, just repeated & copied, & improved. It learns by reading trillions of words that help it pick up on patterns that make up human language, so it's good at predicting what might be reasonable responses. I guess that's depending on which type of human it might be predicting for huh? Nobody said it was perfect :)

To use BARD, you need a Google account that you manage on your own, so you can't use a Google account managed by a parent/guardian, or a Google Workspace admin. You must be over 18.

It's not available anywhere except the US, & eventually the UK - then other countries - so join the waitlist to be notified of when you can begin to use it:

Yup, they're allowing cannabis owner to advertise on their platform.

238M active users on Twitter provides ample exposure for these owners.

Twitter has seen a major exodus in advertisers, so this decision aims to bring advertising revenue back into view.

Pinterest - and their curated Black Travel Hub - Find your routes to Black travel - for Black History Month. Yay - or Nay?

“Find Your Routes” is inspired by The Negro Motorist Green Book aka “The Green Book”. The Green Book was a guidebook for Black travelers during the Jim Crow era that provided a list of accessible hotels, boarding houses, taverns, restaurants, service stations and other establishments throughout the country that served Black Americans patrons.

Introducing... - AI from Google! Microsoft's Open AI backed ChatGPT has a competitor on the scene...actually a couple, but we'll focus on Google for now. Take a read as Google's CEO Sundar Pichai unveils BARD to select testers, which uses the Language Model for Dialogue Apps, or LaMDA for short. Google has a long history of using AI for its' search engine functions. First BERT, which was one of their 1st transforming models to translate & understand the human language. Then 2 years ago there was MUM, which was 1,000 more powerful than BERT, for next level multi-lingual understanding, & picking out key moments within videos. LaMDA builds on these, and they are introducing BARD which will focus on the Search & aim to answer more than factual inquiries than we've come to know Google for - things like which is better, or how long should this or that take.

As a result, Microsoft is jumping into the AI game more poignantly than in the past with their BING search engine, to come from the distant background as they have been compared to Googles namesake being used more commonly when searching, by hearing - just Google it. Talk about brand recognition.

This competition is going to be goooood - but will it be threatening to communications as we now know it for socializing, education, love letters...wait...where'd that come from. "Stop Listening Google"...just kidding - case & point...you'll never know.

Google is hosting an AI Event and it airs tomorrow - Feb 8, at 830a est on YouTube.
