The sellers did an amazing job getting this home ready to sell - they did all the things. New paint, new carpet, fresh updates. And the result? A show stopper! We had over 20 groups through our open house.

Rather than going at it with “let’s leave room for negotiations”, we priced it competitively so that we would get immediate interest rather then sitting for weeks with continual price reductions.

It’s no secret that the highest price you will get when you sell your home is if it sells within the first few weeks of being on the market.

If you are a seller, make sure you’re approaching this market the right way, and you will get better results. There are plenty of buyers out there!

A lot of buyers are stuck in the same loop right now.
They keep thinking,

“I’ll wait until rates drop… then I’ll buy.”
And on paper, that sounds smart.
But real life is rarely that simple.
When rates come down, more buyers usually jump back in. More competition can mean higher prices, more pressure, and monthly payments that do not feel much better at all.
So the real question is not just, “What are rates doing?”

It is also, “What could happen to prices while I wait?”
Sometimes waiting helps.

Sometimes waiting makes the math worse.

Some people spend the weekend catching up on sleep.

Some people spend it wandering through Target.

And some people spend it casually falling in love with homes they were “just looking at for fun.”
That’s usually how it starts.

A few “wait… this one actually feels like us” moments.
And before you know it, the idea of moving does not feel so far off anymore.
