Do you ever think, “that looks easy, I bet I could save a few bucks and do it myself”? Sometimes that strategy works out really well... other times, not so much. Giving yourself a haircut? If you're doing a simple trim, you could probably pull that off. But if you're changing your hairstyle entirely... that takes guts! (At least, in my opinion)

Now there are some things that are just inherently not worth the risk of trying on your own.

Surgery, replacing your transmission, electrical work... etc. Personally, I'd hire professionals for any of these - and maybe you relate.

Believe me, I'm all for overcoming challenges and taking risks to do what needs to be done. Putting in the work and doing research to solve problems is super admirable.

But when time is limited, and you can't handle everything... it's best to focus on what YOU are great at and let others come in and help you out.
This is also true for handling the sale of your home.

Let’s be real-nobody liked math class growing up. And when you’re approaching the closing table, real estate can feel like A LOT of math.

Those big numbers can add a lot of stress, but that’s why I aim to make it simple.

2. Conifer/Evergreen/Foothills area, 2+ bedrooms, fully updated, 2+car garage, large lot up to 800K.

3. Evergreen/Genesee, 2+ acres, 3500 - 4500 sq feet, fully updated, 2+ car garage, up to $2M.

4. Evergreen, 3 beds + office or 4 beds, 3000 sq feet or less, updated, up to 950K.

5. Evergreen/Conifer, 4+ beds, fully updated, open floorplan, horse property, up to 1.2M.

6. Evergreen/Golden, townhome with 2 beds + office, open floorplan, garage, 2000 sq feet or less, zero or very few stairs.

7. West Lakewood or Morrison, 3 bed/2 bath, ranch/one-story home, fenced yard, fully updated, up to 700K.

8. West Denver metro including Morrison, Littleton, Golden, 3 bed + office or 4 bed, one story with fenced yard, up to 800K.

I lost a listing the other day… because I was honest. Yep, you read that right. As a realtor, it's my job to be honest about what your home could sell for... but sometimes, that causes me to lose a listing.

In these cases, the homeowners went with agents who gave them a much higher list price than I suggested. An enticing, pie-in-the-sky kind of price. It sounded too good to be true, and sure enough, it was.

Even though it meant I would probably lose the listing, I just couldn't agree to list a home for significantly more than what I think the market demands. It may be a bad business decision to not tack on an extra $30K, $40K, or more, just to get the listing, but I sleep a lot better at night knowing I was completely honest & realistic with the homeowner.

This is why I'm honest, from the start, about what your home will likely sell for. I don't want your home to sit extra days on market or go through price reductions to get attention.

And I never want homeowners working with me because they're "locked into a seller's agreement." That’s where an agent holds the seller to a listing contract even when they are not happy with their performance.

I want folks to work with me because they TRUST me.

So, I give every market analysis my best, realistic assessment. I work to make sure what I'm suggesting reflects what's actually happening in the market right now.

The outdated adage of “you can always come down, but you can’t go up” is not always a good idea and can cost a seller money and valuable time on the market.

Call me old-fashioned, but I'm in it for the long run. And I think in the long run, honesty & being straightforward with folks is the best policy.
