The foothills market is still active, but it is becoming much more selective.

In August, buyers continued to have more choices, sellers faced more competition, and pricing became increasingly dependent on the individual property, especially in Evergreen and Conifer.

A few of the trends I’m watching closely:

Inventory remains healthy
Buyers are still active, but taking more time
Price-per-square-foot trends are showing some real normalization
Some homes are moving quickly while others are sitting much longer
Pricing, condition, and location are making a bigger difference than they did a few years ago

The market is not falling apart. It is simply becoming more disciplined.
