This review means more to me than I can say. 🤍

When we first met, this family was looking for another rental. They were first-time buyers who didn’t know where to start, and homeownership felt like something for “someday.”

What I love most about their words isn’t the part about the keys. It’s this: “She helped us see that buying a home could be possible for us.”

When you’re buying a home, it’s easy to focus on the mortgage payment. But there are other costs you want to understand before you decide what feels comfortable.

HOA fees.
If you’re buying a condo or a home in a community with an HOA, this can be a significant monthly expense. Make sure you know what the HOA is before deciding on your budget.

Insurance.
Depending on the property and location, you may have additional insurance considerations, including flood or hurricane coverage. These costs can vary quite a bit from one property to another.

Maintenance.
Hawaiʻi’s sun, salt air, humidity, and weather can be tough on a home. Things like the roof, exterior, AC, and appliances may need attention over time, so it’s important to leave room in your budget for ongoing maintenance.

The goal isn’t just to qualify for a home—it’s to make sure the home continues to make sense for you after you move in. 🤍

That’s something I always want my buyers to understand before making an offer.

Here’s what I’m seeing in the Oʻahu market right now. 📊

Oʻahu single-family home prices are still showing strong year-over-year growth, with the median sales price up 13.9%. While fall typically brings a seasonal slowdown, that doesn’t necessarily mean the market is softening.

We are seeing more room for negotiation, which can be a positive for buyers. But desirable homes are still getting attention, and 33% of single-family homes sold above asking price in July.

So, what does that mean?

If you’re buying: Fall may give you a little more breathing room to think through your options and negotiate—but the right home can still move quickly.

If you’re selling: Buyers are still active, and strong pricing and positioning continue to matter.

The market may look a little different from a year ago, but that doesn’t mean there aren’t opportunities.

It just means strategy matters. 🤍

She had always dreamed of owning a home on the island she grew up on 🤍

When I first met her, owning a home on Oʻahu was a deep dream. She was born and raised here, but homeownership had always felt out of reach.

Then came the pre-approval... and suddenly, that dream started to feel possible 🏡

We began house hunting and found a home we thought could be the one. We opened escrow, but as we moved through the process, she realized it just wasn’t the right fit. So we stepped back, kept looking, and waited for the home that felt right.

Because I never want my clients to settle on a home simply because they’re afraid they won’t find something better.

And then we found the one 🤍

Today, she’s holding the keys to her own home on Oʻahu.

Watching her walk through that door with a huge smile — knowing how much this moment meant to her — was incredibly rewarding.

From “I don’t know if I can do this” to “I’m a homeowner.” 🔑🌺

I’ve been there... orders in hand, a timeline to work with, and a million questions. Here’s what I wish someone had told me 👇

Base housing isn’t always the best financial option.

It may be convenient, but depending on your BAH, family size, and what’s available off base, buying or renting may make more sense. Before making a decision, run the numbers and look at all of your options.
Your BAH isn’t necessarily your housing budget.

It can be tempting to look at your BAH and immediately use that as your target payment. But remember to factor in utilities, HOA fees, insurance, maintenance, and the rest of everyday life. Leaving yourself some breathing room is important.

Work with someone who understands military moves.

A PCS comes with a different timeline and different considerations than a typical move. From VA financing to relocation timelines and finding the right area for your family, having someone who understands the process can make a big difference.
