Most sellers spend money on the wrong things.
New countertops nobody asked for. A bathroom remodel that returns forty cents on the dollar. Meanwhile, the thing actually costing them showings is the scuffed entry wall a buyer sees in the first eight seconds.
That is why I do a pre-listing walkthrough before we talk about anything else.
One hour. Every room, entry to garage. We write down only the work that changes what your home sells for - not a wish list, not a renovation plan. Then we go through who is handling what. Some of it I take care of, and we sort that out together so nothing catches you off guard later.
The part most people do not expect: the pricing conversation gets easier after that walk. Once we both know the real condition of the home, we can talk honestly about the number instead of guessing at it.
