Minnesota summers are undefeated.

We spend six months waiting for them and then spend the entire summer saying, "I can't believe it's already August."

Pretty soon we'll all be pretending we're excited for winter again, but for now I'm soaking up every lake day, patio dinner, and evening walk I can get.

Road construction and mosquitoes included.

August doesn't get enough love in real estate.

Everyone's trying to squeeze in one last cabin weekend, get ready for fall, and pretend summer isn't almost over—which means there are actually some opportunities buyers don't always expect.

Sellers are often motivated to make a move before school starts and fall hits, inventory is still coming on the market, and buyers tend to have a little more breathing room than they do in the spring frenzy.

August may not be flashy, but it's sneaky good.

(Kind of like ordering the Kirkland golf balls instead of the expensive ones. Trust me on this one.)

Sellers spend weeks worrying about the wrong things.

They think buyers notice:
❌ The new throw blanket
❌ The fancy coffee table books
❌ Whether the guest room has enough décor

Meanwhile, buyers are thinking…

✅ “Is there enough natural light in here?”
✅ “Can I see myself making dinner in this kitchen?”
✅ “Where would the Christmas tree go?”
✅ “How much work is this house actually going to need?”

Here’s the truth: buyers aren’t walking through your home with a clipboard—they’re imagining their everyday life.

That’s why preparing a home for sale isn’t about making it look perfect. It’s about making it feel welcoming, functional, and easy to picture as someone’s next home.

The little details matter—but maybe not the ones you think.

Minnesota summers are undefeated.

Patios are packed.
The lakes are busy.
Road construction is everywhere.
And somehow everyone suddenly owns a paddle board.

We've only got a few months of this, so we're going to squeeze every ounce of summer out of it.

Mosquitoes included.

Nobody talks about how weird buying a house can be.

House A checks every box.

Perfect location.
Perfect layout.
Perfect price.

Buyers walk in and say:
"Meh."

Then House B has weird wallpaper, needs updates, and somehow feels right.

That's because people don't buy houses with spreadsheets.

They buy them with emotions.

The spreadsheet just helps justify it later.

Hot take:

Farmhouse sinks are the Stanley Cups of home design.

Everybody wanted one.
Everybody talked about them.
Everybody convinced their friends they needed one.

And honestly?

Still kind of great.

I have no issue admitting when a trend actually deserves the hype.

Unlike carpeted bathrooms.

I'll never be convinced on that one.

People keep asking me what the market is doing, so here's a little peek behind the curtain.

This is just Southwest Minneapolis/Saint Louis Park... and there are roughly 400–500 homes currently for sale. 👀

A few years ago, buyers felt like they had to make a decision before they even got out of the driveway. Today? There's actually inventory to look at.

That doesn't mean every house is sitting around collecting dust. Good homes that are priced right and show well are still moving.

But buyers have something they haven't had in a while: options.

And honestly, that's not a bad thing.

The market isn't crashing.
It's not exploding.
It's just... acting a little more normal.

Which, after the last few years, feels pretty weird.

Summer buyer starter pack:

"We're just looking."

"We're definitely not in a hurry."

"We're only going to look at a few houses."

Three weeks later:

"Can we see this house in 17 minutes?"

Every. Single. Summer. 😂

To be fair, once people find a house they can actually picture themselves living in, things get real pretty fast.
