I was delighted to represent my relatives on the purchase of their first home. Unfortunately, Hank was called into work, but he was there on Tara’s cell phone – facetime, as seen in the photo, and Tara’s dad (Steve Senn) is to her right, while her mother (Jennifer Senn) is taking the picture after a successful settlement, somehow some are picture shy on settlement day.

We toured a fair number of homes so all parties could develop a working knowledge of current market values, and then a home with the perfect mix of price verse cosmetic needs came on the market, and predictively created instant competitive offers, so we played it right by starting with a strong offer and got the home they wanted.

Both buyer and seller are friends, which made this transaction extra special.

Last summer I was showing homes to the son & daughter-in-law of a longtime friend, and they were feeling discouraged with the available homes in the area at their desired price point, so I told them to drive by a future listing belonging to a friend of over 40 years. It was love at first sight and they asked if they could make a pre-market offer, so I asked the seller how they’d feel about it, and the rest is history.

I try to avoid selling homes prior to market exposure because it’s nearly impossible to know how market forces will affect the sale price, but in this instance, the final agreed sale price seems fair based on nearby comparable sales including a home currently on the market right next-door.

The new homeowners were the only ones willing to get their picture taken, the rest of us were shy 😏

Showings started at 3 pm last Friday and we received 3 excellent offers in 3 hours, all leveraging to be accepted before the Open House.

Generally, I recommend setting an offer deadline and continuing with the open so everyone gets a chance and sometimes an even better offer will be received, but one offer was such a standout, it seemed wise to accept it and not alienate the home buyer and keep the other two for backup in case anything goes awry.

The offers waived all inspections, covered potential under appraisal, and the values far exceeded local comparable Gap homes sold at Auction.

A Title error occurred during a 1998 estate sale and was going to keep this property from ever changing hands again. This property’s parcel is comprised of 3 lots, and accidently one lot was not conveyed with the property 27 years ago, and it happened to be the lot the house is on. 3 Title Companies worked on the anomaly, and they all hit a wall, but they discovered the name of the 1989 Executor. As a last ditch effort before retaining an attorney to assist, I googled everyone with the Executor’s name and started calling the list to no avail, and then I used the Public Records and was able to contact the executrix’s husband and he said his wife the executor is still alive and willing to sign the deed for the missing piece of the parcel, and my client was unshackled and able to transfer the property at settlement. Not all Realtor are the same, not all would take it upon themselves to spend days on end to fix someone else’s mistake 27 years ago.
