“What if I buy… and home prices go down?” It’s one of the biggest hold ups some buyers have right now.

And honestly, with everything in the news lately, it's easy to see where that's coming from.

No one wants to make a big financial decision at the wrong time.

But here’s the part buyers need to see.

When you look at home prices over the last several decades, data proves prices usually go up, not down.

Yes, there are a few dips in there. But they’re typically small and short-lived. So, while a few markets are seeing slight declines right now, the bigger trend is clear.

Over time, home prices almost always rise.

That’s why buying a home is generally considered a safe long-term investment (especially if you plan to live there for 5+ years).

So, try not to get too caught up in what might happen with home prices next month or next year. Focus on the bigger picture.

While aging in place can be a great option, over time it usually means making updates so your home continues to work for you.

Some of those changes are simple. Others can be more of an investment.

That’s why planning ahead matters if you think you want to go this route. It gives you the chance to spread out the work and the costs over time.

But it’s also okay if you don’t want to take that on.

Not every house is selling for over asking anymore.

In fact, it’s down to about 1 in 4 homes today, compared to nearly half in 2021.

And that's a good sign for buyers. It means the market is getting back to normal.

Now, this is going to vary by area. But overall, it means you may find sellers with more wiggle room on their price today. And in a lot of places, negotiation is back on the table.

Yes, mortgage rates have been inching up these past few weeks. But it’s still more affordable to buy compared to buyers who made a purchase last year.
Even now, the average monthly payment is about $300 lower than it was just a year ago.
So, while rates have shifted lately, the opportunity to buy hasn’t gone away.

Mortgage rates have been a bit volatile these last few weeks.

And while it may feel a little nerve-wrecking if you’re planning to buy, that volatility is actually normal when there’s economic uncertainty or global events impacting the market.

It doesn't mean you can’t buy right now. It just means we’re in a moment where rates may bounce around a bit more. And you can’t control that.

But you can set yourself up to get the best rate possible when you buy.

Our advice? Focus on what you can control, like your credit score, loan type, and loan term. All three of those impact what rate you’ll ultimately be able to get.

So, talk to a lender you trust about your options and what you can do. If you want to buy, we can still make this happen.
