Don’t Try To Time the Housing Market

Torn between buying a home now or holding out for the perfect moment? Trying to time the market rarely works. Rates, prices, inflation… These variables are all beyond your control. So, if you want or need to move, focus on your numbers instead. Because… “Ultimately, whether it’s a good time to buy comes down to your personal financial readiness.” If the math works, you can move. It’s that simple. Connect with us if you want help thinking it over. No pressure, just perspective.

A lot of buyers are waiting because they think mortgage rates will drop dramatically.

The problem? That's not what today's forecasts say is going to happen.

Experts believe mortgage rates will actually stay in the mid to low 6s through 2027 due to a number of factors – including inflation.

What’s that tell me? Waiting may not pay off the way you hope it will.

So, if moving is important to you, I want you to know waiting isn’t your only option.

Builder incentives, adjustable-rate mortgages, assumable mortgages, and rate buydowns are just a few of the strategies worth exploring that could help with affordability right now.

I’m not saying you have to buy today, but you should at least know your options. Let's talk about what could work for you.

Repeat buyers, you’ve got a big leg up on your next move.

It’s your equity, the difference between what your house is worth and what you still owe on your mortgage. Sell, and that equity turns into cash you can roll right into your next down payment.

That’s how a lot of repeat buyers put down 20% or more. But why do they, especially when they don’t necessarily have to?

Because putting more down saves you money in the long run. A bigger down payment means a smaller loan, so your monthly payment is lower and you’re paying less interest over time.

You can also skip private mortgage insurance, or PMI, which is an additional monthly fee required for loans with less than 20% down.

Talk to a trusted lender to figure out what down payment makes the most sense for your budget. And when you’re ready to kick start your move, connect with us.

Whether you’re buying or selling, deals are looking different at the moment.

Almost half of sellers gave buyers a concession recently – the highest share on record for this time of year. Builders are also compromising, with over 60% offering incentives like upgrades or discounts.

That says one thing: negotiations are back on the table.

For buyers, that means more chances to ask for a better deal – and maybe get it.

For sellers, it means buyers will expect you to meet them partway. Digging in your heels could mean a longer wait or a lost sale.

The magic words right now? Wiggle room.

Let's connect to talk about what's realistic to ask for, or offer, in our market.

For the 14th year in a row, Americans say real estate is the best long-term investment.

Think about that. Through rising rates, market swings, and all the noise, real estate keeps taking the top spot. That kind of staying power is hard to argue with.

And it makes sense. A home is the one investment that grows your wealth and gives you a place to build your life.

So, what would you pick as the best long-term investment? Drop it in the comments.

And if buying a home is on your mind, send us a message. Let’s talk about what that first step could look like.

Why a Slight Rise in Foreclosures Doesn’t Signal Another Crash?

The foreclosure headlines may sound alarming. Here’s why you shouldn’t panic. Far fewer homes are starting the foreclosure process today compared to 2008. So, even with the recent uptick, foreclosure starts are down about 82% from where they were in 2008. And that means we’re a long way from crash territory. Have questions about what you’re seeing on social media or in the headlines? Let’s connect.

In many places today, homebuyers finally have the upper hand.

Data shows that, as a whole, there are more sellers than buyers active in the market right now. That means buyers have more homes to choose from and a lot more room to negotiate.

Think of it like this. When sellers are competing for a smaller pool of buyers, those sellers are far more willing to say “yes” to things like price cuts, repairs, and even help with closing costs.

And those are things you may not have gotten just a few years ago.

But you have to know how to ask for it. That's where a good agent can help.

Want to know what you can realistically ask for in our market? Message us and we'll show you what's working.

The power dynamics have shifted. Let’s make the most of this moment.
