I sometimes have homeowners tell me they want to list their house "as is" - mainly because they are (understandably) overwhelmed by the idea of getting their home ready to list.
Before you list your house “AS IS,” consider this:
To most buyers, “as is” doesn’t mean “great opportunity.” It usually means:
❌ Something is wrong with the house
❌ Repair needs are being hidden
❌ They should offer less money
The result? Fewer buyers, lower offers, and more hesitation.
A lot of sellers think “as is” protects them from repair requests, but in most cases, it really doesn’t. Buyers can still ask for repairs, credits, or concessions during negotiations. “As is” has very little practical contractual meaning in a typical home sale.
In most situations, you’re better off...
✔ Making reasonable repairs
✔ Decluttering and cleaning thoroughly
✔ Presenting the home in its best condition
.. to attract more buyers and stronger offers.
The exception: homes in very poor condition that are primarily being marketed to investors or cash buyers.
