Sacramento Real Estate: Q1 2026 Update (in Portuguese Below)

The numbers for the start of the year are here! If you are not a numbers person, do not worry. I am keeping a close eye on the market so you do not have to. Here is a simple breakdown of what is happening in Sacramento County:

Prices are holding steady: The average home sold for $598K. While that is slightly lower (2%) than before, starting list prices are actually up by 4%. Sellers still feel very confident about what their homes are worth.

Homes are moving: Over 2,100 homes were sold in just three months. That is a 3% increase, showing that people are still very much on the move.

Fewer homes to choose from: We saw 8% fewer new homes hit the market compared to last year. With fewer new listings, competition for the best homes can get a little tight.

The Bottom Line: Most sellers are getting 99.7% of their asking price. If a home is priced right, it is selling for exactly what the owner wants.
