The Spring market is in full bloom 🌷🪻🌺🌼🌸

New Listings were up over 100% from last week and the same week one year ago! New Listings rose from 346 to 698. Closed Transactions were also up improving by 12%, increasing from 520 to 583 from the previous week and up over 16% from the same time last year. Pendings fell slightly, falling from 383 to 349.⁣ ⁣⁣⁣⁣⁣⁣

The lake life is where it’s at! We’re really excited for our clients as they’ve been looking for a home on Lake Gaston for some time now- and we finally did it! We negotiated a great contract and I can’t wait to tell you about it after we settle in 3 weeks! Next stop- home inspection 🥂⁣⁣⁣⁣⁣⁣

March Madness baby!!

And I’m not talking basketball! The real estate market is crazy and creating madness for those buyers unable to secure their new homes. Even though new listings coming on the market have been increasing this year over last, the number of buyers still outpace the listings. We just completed the 3rd week of the first quarter with more outstanding results.

New Listings were down 11% falling from 573 to 516, however, they were up 23% over the same week in 2023. Closed Transactions were up 5.5% increasing from 436 to 460. Closing out the numbers Coming Soon are stable at 278 versus 277 the previous week.

Prognosis? The madness will continue well beyond the basketball tournament, and yes, there will be upsets and a lot of winners.⁣⁣⁣⁣⁣⁣

Inventory is low…

but New Listings and activity are way up! Over the last two weeks, there have been 1,007 New Listings, 815 Pendings, and 822 Closed transactions. This past week, New Listings were up 32%, increasing from 434 to 573. Pendings were up modestly from the previous week, increasing from 402 to 413. Closed transactions were up 13%, improving from 386 to 436. Rounding out the numbers for the week, Active/Under contract came in at 267 and Coming Soon at 277.

No telling what the market will do as rates come down. More buyers, more sellers, yes. Prices increasing with the increased demand, also yes. More multiple offer scenarios playing out, absolutely yes.
