Are any of these part of your Monday routine? How you start your Monday can set the tone for the whole week, so how are you starting the first day of each week?
Remember… it shouldn’t always be about the grind — make sure you’re giving yourself the time and space to take a break, reflect, and recalibrate when needed!
Life is made of decisions and hard cuts..and sometimes there is no easy answer, especially when it comes to the things we love. 😇
If however, it means saving enough money for that downpayment on our dream home…Well, then something just has to go.
Sorry, Amazon Prime…Starbucks, but my Friday nights and needing to save for my down payment are just a little more important right now 🤏
What About You..? 🤷♂️
What are some of the things you’ve had to sacrifice that were really tough when needed to save?
(I wanna hear in the comments below!)
Can you guess the four scrambled words? What about their meanings?
Hint: they all have something to do with the home buying process.
1. Offer: when you, the homebuyer, let the seller know how much you’re willing to purchase their house for — they’ll have the opportunity to accept or reject it.
2. Mortgage: an agreement between you and a lender that allows you to borrow money to purchase or refinance a home and gives the lender the right to take your property if you fail to repay the money you’ve borrowed.
3. Pre-Approval: a preliminary evaluation of a potential borrower (you) by a lender to determine whether they can be given a pre-qualification offer.
4. Equity: the difference between the fair market value of the property and the amount of money you owe on the mortgage.

Leave it back in 2021, baby! Your future self will thank me. 😆 No…. but seriously, don’t let the fear of responsibility stop you from buying a home!
Here are 5 reasons to stop renting:
☑️ You will always be paying rent, but if you buy a home, once you pay off your mortgage, the payments will end.
☑️ You can’t build equity if you’re renting; it will be your home, but it won’t be your asset!
☑️ Your landlord can raise the rent at anytime
☑️ There are no tax benefits to renting
☑️ You are bound by the rules and policies of your lease agreement, and sometimes this means no pets 😢

🔸 Choose a theme
You could go with an abandoned house theme which can be done with fake cobwebs, artificial insects, flickering lights or candles. Other themes could be a harvest, gory backdrop, murder scene, playful and kid-friendly horror
🔸 Lanterns
You can find themed lanterns of all shapes and sizes, including pumpkins, Jack Skellington, witch hats, or insects! Add a nice spooky touch without being excessive. An affordable decoration to find online or in local stores
🔸 Scary Doormats
You can find many different types of scary-themed doormats online, from witches’ faces to fake blood-designed ones. They will often not cost more than $20 and can be reused for years to come
🔸 Artificial Spiderwebs
Artificial spider webs are affordable and easy to find in any store! They can really add a discrete spooky factor to your home if you do not want to go over the top

Did you know you can improve the odds of selling your home over the listing price? How you ask? Consider staging your property.
You may think home staging may not seem like it’s that big of a deal, but in today’s competitive market…. let me tell you…The tiniest detail could mean the difference between “For Sale” and “Sold for top $$$” ?
Here are My Top 5 Tips to help you sell your home over the listing price:
Update your furniture
Try giving worn-out pieces a pick-me-up with new pillows or a slipcover.
Go neutral
Tone down any bold color choices in favor of neutral colors schemes that will make the rooms in your house more palatable for all potential buyers, no matter their personal style preferences.
Declutter
Minimalism wins when staging a home. Remove appliances from counters, clear magazines from tabletops, and take your boots out of the mudroom. A house on the market should appear ready for a new occupant.
Keep it Clean
Would you consider purchasing a dirty home? You want to present the home in the best possible manner. Scrub grout lines in the shower, mop the floors, and dust off any furniture. Let no detail go unnoticed! Clean everything
Maintain Curb-appeal
One of the first things a buyer will notice is the front corners of the yard, along driveways or walkways, and immediately in front of the house. It’s important to make sure the space has been cleaned, get rid of weeds, and keep the lawn trimmed.
Have you noticed rising rent prices? The U.S. median rental prices have surpassed pre-pandemic growth and are now at their highest point in two years.
Monthly rents rose 5.5% year over year. Just to put things in perspective, one-bedroom & two-bedroom rentals climbed to the highest levels since May 2019 at [ $1,718 and $1,422 respectively (national average)]. Rents for studio apartments rose for the first time in the last 10 months, reaching a median of [$1,254].
Apparently, this has by no means took place before… which begs the question: why are rents rising so fast?
#1. Low Housing Inventory = Demand for Rental Properties
#2. Median Home Values Went Up (Slightly)
#3. Occupancy Rates Remain High
#4. Growing Demand from Millennials & Baby Boomers
#5. Renters Avoid Property Maintenance and Repairs
One thing for sure…..Homeownership is cheaper than renting! With historic low interest rates, plus buyer incentives, and tax credits, homeownership is a no-brainer.
